What is the best carpet for a rental unit?

I have found that the not super cheap, not super expensive low loop berber knock off wears well fro a long time. Do not choose the off white, but the light carmel color is warm, doesn't fade, wears well, tolerates foot and dog traffic, hides most stains and cleans up like dream even when filthy. It cost a little more, but wears much better to justify the small additional amount. I would make sure to minimize seams when they lay it. That also makes carpet wear better and usually only costs an extra yard or two in material for a whole house to give maximum flexibility to the installers to minimize the seams.
